Is being a landlord risky?
All investments have a certain level of risk, but real estate investments allow greater control of your investment. As such, we are able to mitigate many of the risks by helping you to place quality tenants who are more likely to pay rent on time and less likely to leave your property a mess when they leave. Additionally, our tenant-focused model encourages good tenants to stay, which means less turnover (less painting + less vacancy = more passive income).
Do you manage properties anywhere in Maryland or in Washington, DC?
Our current service area includes Baltimore City and Prince George’s County. We will consider managing properties in other Maryland counties on a case-by-case basis, but we do not service Washington, DC or Northern Virginia at this time. We do plan to expand in the future, so stay tuned!
How responsive are you to tenants?
Our goal is to respond to maintenance requests of any kind within one hour of the tenant’s phone call, text message, or email and investigate the maintenance issue in person within 24 hours. Fast response times keep your tenants happy and show that we care about their quality of life. The property they rent is their home and should be a safe and comfortable place for them to live.
For emergency maintenance issues, our goal is to have work completed within 48 hours. For non-emergency maintenance issues, our goal is to have work completed within one week.
